Our Commission Structure
Our commission is directly related to the amount of professional services we provide you.
If you've already done the research and need a real estate agent to help manage the transaction, we'll rebate you at least 2% of the developer's standard commission.
If you need the full services of a professional real estate agent that follows the Realtor Code of Ethics and will provide you knowledgeable and courteous professional service, the rebate will usually be around 1%.
Please Note : Our commission rebates must be fully disclosed and approved by all parties in the transaction, including the developer or seller.
In order to qualify for our commission rebate, we must be the procuring cause, in other words, we must introduce the property to you. We must be registered with the developer as your buyer agent.
Unlike other agencies, we are buyer agents and represent your best interests in any transaction.
How Can We Afford To Give Our Customers Such A Generous Rebate?
A traditional agent normally keeps only about 40-50% of their commission:
- Broker Split 30-50%
- Marketing Expenses, Lead Generation
20-30%
- Office Fees, Overheads 10%
Here is what our split structure looks like:
- Broker Split - minimal, our agents keep over 95% of the commission
- Marketing Expenses - minimal! Leads are generated by our website and provided to agents
- Office Fees, Overheads - minimal
Examples of cash back on the purchase price of new homes and preconstruction condos
If the purchase price of your new home in Florida is $500,000 and the builder provides a 3% commission to the Realtor then the builder pays $15,000 as a commission to the Realtor (.03 x 500,000). With our rebate program, we would provide YOU with a a cash rebate of up to 2% of the purchase price or up to $10,000 back in your pocket.
