A New Home is going to be in good condition and usually a buyer has a walk through prior to occupancy and closing to ensure that the home is in perfect working condition.

The condition of a resale is unknown. Inspections are never guaranteed to find major defects and the condition of the home is dependant on how the owner maintained the home and is willing to disclose major issues.

 
  INCENTIVES

New Home - Incentives change frequently and are usually sub division specific. The best incentives are usually available on the builder's existing quick turnaround for sale inventory. Usually the builder will offer the incentives as a matter of policy and there is limited ability to negotiate except in a very strong buyer's market.

Resales: Generally resales do not come with incentives, however, a seller may be willing to carry a second mortgage or throw in incentives such as prepaid closing costs, maintenance etc. In general, sellers are unlikely to offer incentives unless the market is soft.

 
  LOCATION

New Home - New Home Communities today tend to be built on less land and with greater density than existing communities. In addition, new communities can be on the outer edges of a city thereby offering attractive value. Commute times, access to ameniities, shopping can be limited. Infrastructure is sometimes in the process of being built.
