Dear Investors,

We are a company directly in touch with a major Bulk REO seller. The company is holding a bid auction for bulk REOs in April and if you are interested in participating, guidelines are listed below.

We are notifying you of an upcoming REO Property Pool Sale. 

This announcement is to give bulk reo buyers notice for this sale and provide an opportunity for qualified buyers to acquire a substantial portfolio of discounted REO properties at one time.



REO Pool Sale details

The Pool Sale is completed prior to the 30th of each month.

The following timelines are subject to change, but are provided in advance for informational purposes.

1)       Bid packages (instructions, contract, final property list, and other documents) will be provided by 20th .

2)       Bidder registration materials (LOI, POF, and deposit) and preliminary bids are due within 10 calendar days of the issuance of the bid package.

3)       Final bids are due within 14 days of the preliminary bid.

4)       A wire with the balance of the purchase price is due within 3 business days of bid acceptance.
 
(Specific dates will be supplied with the bid package.)


Registration

In order to streamline the registration process and to establish the appropriate business relationships for this opportunity, the following minimum requirements must be met to be considered a potential buyer:

1)       Buyer Letter of Intent (LOI) with final name in which title will be held and the amount of your preliminary bid. If the purchaser is a corporation, you must include sufficient evidence that the corporation is in good standing with the Secretary of State in the state in which the corporation was formed.

2)       Buyer Proof of Funds (POF) currently on deposit with wire capability in the amount of the bid.

3)       Deposit of $100,000 held by the bank .

4)       Buyer must pass Department of Treasury OFAC check and additional checks.

5)       The name on the Letter of Intent, Proof of Funds, and contract must all match. No replacements or substitutions will be allowed once the buyer is registered and the purchase contract may not be assigned.

(Detailed information and instructions on registering, submitting your bid, and providing your deposit will be provided with the bid package.)

As an added benefit, those who successfully register and submit a bid will be considered for notification of future bulk sale opportunities.

Fees are split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

Protocol: Buyer signs Seller package, including NCND and fee agreement. Intermediaries are added on sub fee agreement. Upon acceptance by Seller, Seller Escrow contacts Buyer and Buyer Mandate. Buyer provides Seller's Escrow a bank letter stating buyer has available funds ready to transmit upon satisfactory receipt of tape. Seller Escrow releases tape to Buyer for review.

          $20 Million - $250 Million

National Bank - We are direct to Bank Selling Source

Joint Venture Option: Investor purchases REO, Seller provides REO Disposition to auction houses, reo disposition companies, real estate agents, government sources. Profits split between Investor & Seller.

JV Option Proforma Returns Over 100% annualized, 120 day cycle from REO acquisition to disposition.

Custom Package Option: Compiler pulls custom REO Package $20 mil to $250 mil

Fees are 1% on Joint Venture to Referring Party. On Custom Portfolios, 3 points split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

Protocol: Buyer provides NCND, LOI and soft POF. LOI is addressed to specific company. Upon receipt of package, buyer and seller have a conference call to go over services and package options.

Fees are split 1/3 to Buyer Mandate, 1/3 to Seller Mandate, 1/3 to Intermediaries

Protocol: Buyer signs NCND and provides soft POF. Intermediaries are added on sub fee agreement. Upon acceptance by Seller, Seller Escrow provides proof of assets and contacts Buyer and Buyer Mandate. Buyer provides Seller's Escrow a bank letter stating buyer has available funds. Seller Escrow releases tape to Buyer for review.
