BULK REO PACKAGES FROM $5,000
The process is simple. We receive a spreadsheet of properties from one of several REO companies via email. These bulk packages usually are sold within a couple days. As soon as we receive the spreadsheet, we send them out to our contacts. The first buyer to come forward to sign the purchase document gets that bulk package.
The buyer will need to wire the funds to us or our lawyers that day or if the day is late first thing the next morning. Our lawyer will in turn wire the funds to the REO company. If you are offering the package to someone else, we will need to know your option fee so we can include it on the spreadsheet. Also, your wiring information will be needed for us to put your fee in your account.
At that point we will put you or your buyer in touch with the REO company. From that point forward, our responsibility toward the buyer for that particular bulk package ends. The REO will provide you with deeds to the properties. These deeds often take weeks to several months to clear the maze of banks, title companies, and county clerks. The REO can provide the buyer with affidavits of sale within days of the purchase.
Just for the record, we offer several after sale services in several cities: inspection, sign placement, house securing, lawn care, expedited deed recording, title work among other services.
We put REO sellers in touch with buyers. For that we collect an option fee of between $500 to $1,000 per property. We are looking for serious buyers. If you or any of your investors are interested, don’t hesitate to call or email.
These homes are extremely inexpensive. They range in price from $500 to $5,000
per property.
2. These homes come with a Quit Claim Deed or Special Warranty Deed.
3. Expect to receive the deeds to these properties within 1 to 6 months. They come
individually. Affidavits of Sale can be provided within days of the purchase.
4. All homes are bought in "as is" condition. There are no warranties or
representation about the property.
5. Liens exist on many of these properties.
6. Once the package is presented, you have a few hours to decide. Remember, you aren’t
the only one looking at these packages. In many cases, the first to accept gets the
package
7. If you accept the package there is NO backing out. A document will be presented for
your signature with the details of the transaction. Once that document is signed, the
package is accepted. The funds will have to be wired within hours of acceptance of the
package.
8. There are large numbers of homes so you can grow as big as you want or stay small.
9. 10 to 100 properties will be sold in each package.
10. At least $50,000 will be required.
11. You will find most of your buyers put up yard signs, but some people sell through
realtors.
12. We provide a sign placing service for $250 per property. For $250 an individual will
informally inspect, secure, take pictures, call you, and put up signs on each of the
properties.
13. In a few cities, we also provide the service of boarding up windows and doors.
14. You need to get the proper insurance to cover yourself.
15. You need to check with cities, counties, and states for proper licensing and
permits.
16. You might miss a package but another one will be coming soon.
17. Be ready to answer lots of calls as soon as a sign goes up or your ads start running.
