TOTAL PEACE OF MIND & CASH FLOW
2 YEARS MORTGAGE PAYMENTS PAID UPFRONT
- Up to $55,000 in CASH BACK
- Two (2) years of the buyer's mortgage payments will be paid upfront directly to the buyer or the mortgage company, 7 to 14 days after funding.
- The monthly mortgage payment is based on a 90% LTV, 6.5% interest only mortgage. This incentive will be fully disclosed to the lender.
2 YEARS NO PROPERTY TAXES
- The payment of the buyer's annual property taxes are GUARANTEED by a Bank of America Standby Letter of Credit, which will be procured by WaldenPacific, and issued directly to the buyer as a beneficiary.
- Based on a maximum of 1.5% per year (total 3%) or up to $13,0000 paid on the buyer's behalf
2 YEARS NO HOA DUES
- The payment of the buyer's HOA dues are GUARANTEED by a Bank of America Standby Letter of Credit, which will be procured by WaldenPacific and issued directly to the buyer as a beneficiary.
- Nearly $5,000 paid on the buyer's behalf.
5 YEARS ASSURED RENTAL INCOME
- WaldenPacific will pay the monthly rental payment regardless of whether the Unit is vacant or rented if the rental tenant is current or delinquent, as set forth in the Insider Terms & Conditions
- As additional security and peace of mind to the buyer, WaldenPacific will place an amount equal to nine months rent payment in a Standby Letter of Credit (Certificate of Deposit) GUARANTEED and secured by Bank of America, with the buyer as sole beneficiary. Nine months is more than 5 times the current delinquency ratio.
- No worries with tenant rent collections.
5 YEARS PROPERTY MANAGEMENT
