• WaldenPacific will pay the buyer's monthly mortgage payment on the 1st of the month, directly to the buyer for a period of 4 Full Years.
• GUARANTEED by a Bank of America Standby Letter Of Credit
• Maximum liability in the event of vacancies or delinquencies is limited to 9 months over the 4 year period. This is more than 5 times the property average delinquency ratio.
• The monthly mortgage payment is based on a 90% LTV, 6.5% interest only mortgage. This incentive will be fully disclosed to the lender.
• Buyer will only receive the monthly mortgage payment, all tenant rental income will be assigned to WaldenPacific.

4 YEARS NO PROPERTY TAXES

• Based on a maximum of 1.5% per year (total 4 years of 6%) or up to $25,0000 CASH BACK
• Paid directly to the buyer within 7 to 14 days of the loan funding.
• This may also be used by the buyer as a credit towards closing costs.
• This incentive will be fully disclosed to the lender.

4 YEARS NO HOA DUES

• $9648 CASH BACK paid directly to the buyer within 7 to 14 days of the loan funding.
• Or, $201 per month
