rental assurance programs and more. The answer is simple – buy and sell in bulk.
Bulk Purchase – WaldenPacific negotiates very aggressive bulk purchase deals with
real estate developers and directly from banks. Bulk acquisitions, no matter what the
commodity, always result in unbelievably low prices.
Wholesale Discounts – WaldenPacific does not market or advertise. A real estate
developer typically sets aside a minimum of 10% of the gross property sales for mar-
keting, which can be millions of dollars. The developer sets aside another five to seven
percent for anticipated carrying costs such as interest, salaries, utilities, maintenance,
real estate taxes and negative cash flow due to vacancies that could be incurred by the
developer over a typical two to three year sell out of the property.
As a direct result of WaldenPacific’s minimized marketing expenses and ability to sell
out the property in as little as three to six months, the savings to the buyer is substan-
tial – as much as 15% with a 5 year assured rental income program.
Exit strategies and solutions – WaldenPacific offers real estate developers a rapid exit
strategy; enabling the developer to exit the property in months instead of years. As a
result, the developer’s savings are significant resulting in our preferred insider buyers

The Absolutely Effortless Ownership™ Program is ideal for second home buyers,
investors, foreign nationals, absentee owners and all other buyers concerned with the
stress of managing property such as vacancies, rent collection/delinquencies and ten-
ant complaints, to mention a few.
The buyer’s monthly rental income is paid regardless of whether or not their
condominium is rented or vacant* or whether the tenant is current
or delinquent.
Remember, although buyers have the luxury of receiving the monthly rental
payment via electronic deposit on an automated schedule for up to a five year
term of the Absolutely Effortless Ownership™ Program, the buyer is still responsible
for the costs of ownership such as repairs, maintenance and the cost of making
the unit ready for a new tenant. As these costs are incurred, the owner is notified
and the costs are deducted from the monthly lease payment.
Remember, without exception, Absolutely Effortless Ownership™ Program
will deposit the monthly rental payment directly into the buyer’s bank account
automatically, via electronic direct deposit; for a period of 5 years from the time
of closing. REGARDLESS IF THE CONDO UNIT IS RENTED OR VACANT, OR IF
THE TENANT IS CURRENT OR DELINQUENT.* That’s assurance!
WaldenPacific will place an amount equal to nine months rent payment in a Standby Letter of Credit
(Certificate of Deposit) GUARANTEED and secured by Bank of America® and/or Wachovia Bank® w ith the
